Terms & Conditions
1: A 50% Deposit is required to Confirm each Holiday Villa Booking Online. The remainder of your balance must be paid on arrival.
(We accept no responsibility for bank charges or currency exchange rates).
2: Walk-In Guests must pay in full at check-in.
3: Our Villa’s are suitable for 2 different sex Guests per Bedroom only.
EXPLANATION: We do not allow groups of men sharing Villa bedrooms without prior consent at the time of booking.
If a Villa has 4 Bedrooms this means a maximum of 4 Male Guests can check in and stay there.
This is due to the fact that if 8 men stay in a Villa with 4 bedrooms and return from a night out with 8 Companions the Villa is not suitable for 16 people.
Please let me know prior to booking if you would like to make special arrangements regarding Large Same Sex Guest Groups and I will do my best to help.
Extra Charges may apply.
Failure to respect this condition of rental will result in either extra charges or you will be required to reduce the number of Guests staying at the Villa.
4: Guests must maintain a suitable level of behaviour & noise level throughout their stay so as not to cause a disturbance to neighbours.
5: Villa Rentals are billed for electricity usage separately at 7 Baht per Unit after the initial free 150 units per day are used. If you turn off air-conditioning when you are not in the room our daily allowance is usually enough for your stay with us without incurring extra charges.
6: Check In Time is 14.00 and Check Out Time is 12.00. Early Arrivals & Late Departures are charged at a pro-rata rate (per hour or part hour) when available. Over 6 hours requires a full nights booking.
7: Electricity charges and any sightseeing, mini-bar etc (as applicable); will be charged for at the time of your departure.
8: Booking Deposits are refundable with a minimum of 30 Days written cancellation notice required. A deduction is made for any funds transfer costs we incur returning your deposit. No refunds are made if you cancel your villa booking with less than 30 days written notice.
9: We Accept No Responsibility for any Injuries, Losses, Death, Damages or Theft during your stay at the Villa’s.
Please remember that our Swimming Pools are NOT supervised so please ensure you act responsibly and take care of any children in your group.
10: Any guests causing a disturbance to our neighbours or breaching our terms & conditions will be asked to leave and no refund of any booking payments will be made
11: Any overnight guests staying with you are your responsibility, and any Losses, Damages, or Thefts from the property must be paid by you in full prior to your departure.
12: All music must be turned off in the garden at Midnight.
13: Drugs are not permitted on the premises. (Drugs are a very serious offence in Thailand and usually result in lengthy prison sentences).
14: Guns, Ammunition and other explosive materials are not allowed on the premises.
15: Gambling is not permitted on the premises and is strictly illegal in Thailand.
16: We photocopy your Passport and Visa on arrival.
17: Party’s are not allowed at the Villa’s without our consent and they will incur an extra charge.
18: We do not make any refunds or discounts for any services not working during your stay including: Cable TV, Internet Connection, Water, Electric, Swimming Pool or Jacuzzi although we do try to ensure everything works unfortunately some of the services are beyond our control and subject to either the service providers or extreme weather conditions. If anything fails to work please inform us immediately and we will do our utmost to return the services as soon as possible.
19: Please ensure you have suitable insurance to cover you for your holiday. VERY IMPORTANT
20: We do not guarantee the accuracy of any information contained in this website although we try and ensure everything is correct and up to date.
21: Bookings paid with Guest Points are subject to the additional clauses and exceptions shown in your GuestToGuest booking messages.
22: Our Free Daily Maid Cleaning Service does not include washing up in the kitchen.
Bedding is changed every 4 Days and Towels are changed every day.
If you require extra cleaning and more regular bedding or towel changes, extra charges will apply.
We do not supply beach towels although they can be purchased locally at a reasonable cost.
Any information you find not to be correct please let us know and we will make the necessary changes as quickly as possible.
