How do I book a villa?
To book and confirm your villa please complete the relevant booking form and make the requested payment. We do not confirm any booking until we have received your payment. Please read our full Terms & Conditions prior to making payment.
How many people can stay at the villa.
If you book a 2 bedroom villa. 2 Adult Male Guest can stay + 2 Adult Female Guests. If you book a 4 bedroom villa. 4 Adult Male Guest can stay + 4 Adult Female Guests.
How far is Walking Street from my villa?
Walking Street is the main entertainment district in Pattaya. Our Villa's are 1400 metres (less than 1 mile) from the entrance to Soi Diamond, which is halfway along Walking Street. There are no other Holiday Rental Villa's as close to the main entertainment district of Pattaya. It is still too far to walk so most guests use motorbike taxis or Grab Taxi App. Please check on Google Maps for our location.
Can a group of single Adult Males stay at your villa's?
If you book a 2 bedroom villa. 2 Adult Male Guest can stay If you book a 4 bedroom villa. 4 Adult Male Guest can stay Female companions are welcome FREE.
Are you guest friendly?
We allow female guests/companions to join you at your villa FREE as long as you don't exceed our occupancy level for your chosen villa. Our Customer Service staff may request your visitors I.D card to protect our guests during their stay with us.
What are your Check-In and Check-Out times?
Our Check-In time is 14;00 (2pm) Our Check-Out time is 12;00 (midday) Subject to availability you can check-in/out early or late, up to a maximum of 6 hours. We charge a pro-rata rate per hour (part hour) for ALL early check-in or late check-out. Any more than 6 hours and a full day is charged for. We do not guarantee any early check-in / late check-out. This is always subject to availability unless you book an extra night.
Do you allow children to stay at the villa's?
We allow a maximum of 2 children to stay free with their parents at our villa's if they are using the existing bedding. We do not provide cots or extra beds for children. If you have additional children in your group please discuss details with us prior to booking.

Can we have a private party at the villa?
We do allow private party/celebrations at the villa's. If it is just registered guests you are welcome to have a party. Many of our guests like us to arrange and cook a BBQ during their holiday, which we are happy to arrange and cook for you, for a small charge. If you are inviting outside visitors there will be additional charges. We also have a special rate for celebrations with 20 people or less.
Can we have a party for 20 people?
Private Party requires 24 hours notice and additional charges will apply.
Can we have a party for more than 20 people?
No. We will not allow a party with more than 20 people in total at your villa.
Do you have a music system in the villa?
We can provide a bluetooth speaker for you to link your phone or media player to. Our Tv's also have HDMI ports if you would like to connect your phone or media player.
Can you provide Airport Transfer Service to my villa?
We can provide Airport Transport and pre-booked tours and trips. If you give us notice we can book a taxi or mini-bus for you. Mini-Bus pick up at Suvarnabhumi Airport = 2,300 Baht.......... Taxi pick up at Suvarnabhumi Airport = 1,800 Baht........... Mini-Bus pick up at Don Mueang Airport = 2,800 Baht.............. Taxi pick up at Don Mueang Airport = 2,300 Baht............Our prices for Airport transfer are inclusive of airport parking and road tolls. We do not offer any discounts on our transport prices. We will send you full instructions for meeting your driver as soon as you confirm your flight details.
How do I get transport around Pattaya from the villa?
Most visitors and Thai's use motorcycle taxis. They are cheap, quick and plentiful. We highly recommend you download an App onto your smartphone called Grab Taxi. They are similar to Uber and work through GPS location tracking to make any trips easy , comfortable and cheap.
Can I rent a motorbike or car during my holiday in Pattaya?
Many people rent motorbikes or cars while on holiday. With no licence you may get fined. Accidents happen often, and can be expensive. If you are driving around Pattaya City, you will find that the roads are very busy and it is not easy to park. We recommend Grab Taxi App which you can download onto your smartphone before you even arrive in Thailand.
Do you have security at the villa's
Our office at the entrance to our private community which is open and staffed 24 hours a day. We also have CCTV in the community which is monitored from our 24/7 office.
Does the villa have air-conditioning?
Your villa has an air-conditioning unit in every room. We also provide wall fans in every room for those of you that do not like air-conditioning. We recommend you set your air-conditioning to 25 degrees. Settings lower than 25 degrees use more electric, and due to the moisture in the air the conditioner fins can become frozen. This leads to dripping water from the unit and prevents the cooler fins from working efficiently. It will cost you money, and the air will not be as cool. Please remember to turn OFF your air-conditioners when you are not in the room, as it will be costing you money for nothing.
Does the villa have a swimming pool?
Each of our villa's has it's own private swimming pool which is for your exclusive use throughout your stay with us. Please remember that your swimming pool is not supervised and that you should take care if you are swimming at night especially after drinking alcohol. We clean and chemically test and adjust our pools 3 or 4 times a week.
Can we cook food at the villa?
You are welcome to cook at your villa. There is a gas or electric hob. Fitted or tabletop oven, rice cooker, toaster, kettle, microwave, water cooler, fridge and all the pots, pans, cutlery and crockery required. Please remember that you are responsible for washing up and cleaning your kitchen. If you leave food and dirty plates around the villa you will attract ants and insects.
Do you provide breakfast and other meals?
We do not provide any food. You have your own kitchen at your villa to cook at home. There is a menu in the villa with over 50 local restaurants that will deliver direct to your door.
Can I buy groceries locally?
There are a number of convenience stores within easy walking distance from your villa. Or. you can go to one of the local supermarkets which stock most of the International food products and brands that you can buy in your own country. There is also a market within walking distance that opens late afternoon for meat, vegetables, fruit and many stalls selling cooked food.
Are there any restaurants or bars near to the villa's
There are a number of restaurants and bars within easy walking distance to your villa. There are also convenience stores, local market, beauty salons, massage parlours,
How far are the beaches?
Pattaya Beach is the closest beach being only 1.5km away, but there are some nicer beaches along the bay only 1km further.
Can I get a discount on my booking?
Discounts are automatically offered to our Loyalty Club Members and for bookings of 30+ Nights. Prices shown on our Agents websites are fixed. unfortunately we do not offer any further discounts..
Can I book a villa for only 1 Night
We have no minimum booking period. You are welcome to book 1 Night at any of our villa's. Please remember if you are booking a villa for a party with more than our allowed guest numbers, there will be an extra charge depending on numbers. and any special requirements you have.
How can I pay the remaining balance for my villa when I check-in?
If you have booked and paid for your villa through most of our agents, you will already have paid for your villa in full. Please print and bring your confirmed booking receipt with you. Our Customer Service staff will check you into your villa. If you have booked directly through us or an authorized agent you will receive a booking confirmation along with an Invoice by email. The deposit payment you made to confirm your booking will be deducted from your balance due and can me made directly to our Customer Service Staff when checking in. We accept all currencies and offer the same rate as Bangkok Bank. If you would prefer to pay by Credit Card please inform us at least 3 days prior to your arrival date and we will issue an Invoice through PayPal which can be paid by Credit Card or with a PayPal account.
Do you have safety deposit boxes at the villa?
The villas have a safety deposit box in each bedroom to store your valuables, passport,flight tickets etc.... If you are carrying larger sums of cash or valuable items you are welcome to store them with us. We will photograph your valuables and seal them in our safe. You will be issued with a receipt to collect your valuables when you want to remove them from our safe.
Is there a mini-bar at the villa?
Yes. We have a mini-bar at your villa which is topped up daily by our staff. We have many useful things in your mini-bar and charge reasonable prices. You will find local SIM cards for your phone. Beer, Wine, Spirits, Soft Drinks. Biscuits, Crisps, Nuts, Noodles, Sweets. Toothpaste, Razors, Shaving Cream, Deodorant, Toothbrushes.
Do you have a cleaning service?
We provide a FREE daily cleaning service for your villa. Our staff will come during the day to clean and tidy your villa. Guests are responsible for washing up in their kitchen.
How often do you change towels and bedding?
Your cleaning staff will replace towels on a daily basis. We provide 2 towels for each bedroom. Your bedding is changed FREE after 4 nights. If you require extra bedding changes we will charge a laundry fee.
Do we have to share any facilities with other guests?
Your villa, garden and swimming pool is for your exclusive use. You do not have to share any facilities with any other guests.
Is there Internet access at my villa?
Yes. We have FREE Internet throughout your villa and garden through a WiFi connection. You can also plug your computer into the modem LAN for faster speeds if required. Internet service is fairly good in Pattaya although occasionally there are temporary interruptions in the service which we have no control over.
Can I bring my pets to stay at the villa?
We do allow some pets to stay at the villa, although we have a strict policy as below. Dogs: We allow a maximum of 2 small dogs. (No dogs over 20kg) Dogs must remain in the garden and covered outside areas only. NO dogs are allowed inside the villa at any time. Any dog mess must be cleaned up and disposed of by the owners. Any damages to the garden or property caused by pets, will be charged for in full. If your dog goes inside the property we charge a FULL Cleaning Service Charge of 5,000 Baht + damages. Unfortunately this is a non-negotiable policy and we will enforce the terms. We will always try to make your pets as comfortable as possible during their stay with us. All the villas have an area where your dogs can sleep undercover which is enclosed so they do not get out. The villa owners live outside Pattaya. and love dogs. They have 7 dogs which they have adopted from the streets of Pattaya. The Policy is strict because they know as animal owners what dogs can be like.
Is there a BBQ at the villa
Each villa has a brick built BBQ for you to cook outside if you want. Our staff can also cook for you if required.
Can we smoke inside the villa?
Sorry. We have a strict policy of NO SMOKING inside the villa. You are welcome to smoke in your garden area.
What size are the beds at the villa?
All the beds are either Queen or King size. We use duvet bed covers and provide pillows. We do not have any single beds.
What are the rooms sizes at the villa?
Please see the villa photos. You will see a floor plan with the room sizes and garden size.
Are the gardens private?
We make the gardens as private as possible using roll down screens if there is an area that is overlooked. It is a very quiet private community and everyone respects the privacy of neighboring villas.
What additional charges are there when staying at my villa?
We provide 150 units of FREE electricity per nights booking. This is usually more than enough for our guests. If you exceed the FREE daily allowance we charge 7 Baht for extra units. Transport charges, mini-bar, tours & trips, private party's, damages, excess electric, extra guests, food, laundry and early/late check-in/out are the only additional charges that you may incur during your stay with us. We try very hard to ensure our guests do not have to spend any extra when they stay with us. Our FREE electric allowance, water, WiFi, cable TV, drinking water, daily cleaning, parking and gas covers your day to day needs without any cost to you.
Do you charge a security deposit when I check-in?
We charge a refundable cash security deposit of 5,000 Baht when you check in to your villa. If you would prefer to leave your Passport with our Customer Service Staff and not pay the security deposit, we will return your Passport at check-out. Full payment is required at check-out for any mini-bar, damages, transport, excess electric, tours & trips + any other costs incurred during your stay with us.
